5 Spots for Santa Meet & Greets in Central Virginia

Central Virginia Meet Santa
Here at Napier ERA, our real estate agents love all the excitement of the holiday season. The hustle and bustle of the holidays are worth it to see the looks of joy on children's faces. It's the season to dream big, and that means none other than Santa Claus makes an appearance!

No matter whether you're visiting Richmond to look at homes or you've already set down roots here, you're sure to find some real Christmas excitement in Virginia. Towns, museums, and malls will have cheerful holiday displays headlined by "the big guy" himself.

Let's look at five local favorites:

  1. Sensitive Santa Sensory-Friendly Visit - Children's Museum of Richmond - 626 W Broad St., Richmond
The Richmond Children's Museum is offering a visit with Old St. Nick through its Sensitive Santa program. It's a calm, quiet experience for kids who sometimes find things overwhelming. Visitors will have access to Children's Museum Downtown exhibits and the Genworth Holiday Village, too – hey, who knew that the North Pole was so close to Richmond homes for sale?

  2. Storytime with Santa - Southpark Mall - Southpark Circle, Colonial Heights
Storytime with Santa is a real treat for kids that you can enjoy not far from the best Colonial Heights homes for sale. The fun starts at 9 am at the nearby Chick-fil-A restaurant for a brief breakfast. Then, kids will head to the magnificent Santa set over at the Southpark Mall for a Christmas story they'll never forget. Maybe afterward, it'll be time to pick out some gifts, too!

  3. Santa's Arrival & Tree Lighting - Short Pump Town Center, 11800 West Broad St., Richmond
Santa is coming! Why not get a seat close to the action for Santa's Arrival & Tree Lighting, the cornerstone of Christmas celebrations here in Richmond? There are two stars of this annual event: Santa, of course, and the 60-foot, walk-through tree. It even features a 22-foot reindeer!

  4. Brunch with Santa - Matchbox Vintage Pizza Bistro, 11720 W. Broad St., Richmond
Enjoy favorite dishes from Matchbox Vintage Pizza Bistro when you take your family to Brunch with Santa December 15. Kids will love the cookie decorating station, hot chocolate bar, and holiday crafts, as well as a visit with Santa. A photographer will be on hand to help you remember the occasion. On your way home, be sure to check out Glen Allen homes for sale.

  5. Santa's North Pole Annex Train Station - Westchester Commons, 317 Perimeter Drive, Midlothian
Midlothian homes for sale have a special surprise: They're right along the route of the famous North Pole Express! Westchester Commons has hosted the popular Santa's North Pole Annex Train Station event for years. Smiles will be on every face as families have professional photos taken with Santa and his 19-foot train engine. There will be fun holiday decorations and plenty of other surprises for good girls and boys!

Hopewell, Virginia has attracted plenty of new faces over the last several years. It also really knows how to throw a party! Our real estate agents share what you can expect from the holiday events calendar:

  1. Holiday Boat Parade - December 1
Hopewell City Marina - 1051 Riverside Avenue, Hopewell, VA 23860
Hopewell City Marina does the Holiday Boat Parade in style. Each year, the Appomattox River lights up in a spectacle that's truly unforgettable. This year, it's launching at Jordan Point Yacht Haven promptly at 5:30 p.m. before continuing toward the Anchor Point Marina. Hopewell City Marina provides viewing opportunities along with food trucks, holiday music, and a warm fire.

  2. Hopewell Parade and Tree Lighting - December 2
Ashford Civic Plaza, 302 N. Main St, Hopewell, VA 23860

Light Up the Night starts with a parade beginning at Cavalier Square Shopping Center, though you'll be able to enjoy the scene from various viewing locations all the way up and down 15th Avenue until the procession ends at Ashford Civic Plaza.

After the parade comes the Grand Illumination of Ashford Civic Plaza. The ceremony happens on the front steps of City Hall. Once it concludes, elementary school students will put on a choral performance for the crowd.

From there, the free holiday concert at Beacon Auditorium kicks off. You also won't want to miss the holiday carriage rides, which will be available on Cawson street all that evening. It's a great way to see downtown Hopewell all lit up for the holidays.

7 Tips for Buying a Home in Henrico During the Holidays

Henrico Buy a Home for the Holidays
Fall is in the air and the holiday season is gearing up. As you prepare to do your holiday shopping, our real estate agents want you to know that there is no better gift to your family than a new home. As you consider homes for sale in Henrico, the following are seven tips that can turn your homeownership dreams into a reality this holiday season.

  1. Golden Geese Lay Great Deals
Holidays are not prime season for home sales which means that when you find a good deal, it is often a bargain. Sellers who list their home between November to January are typically highly motivated to make a deal. If you are willing to be patient and work with buyers on move-in dates, etc., you will find plenty of opportunities to pad your nest egg with plenty of gold.

  2. Watch Interest Rates Closely
Many factors can influence interest rates, and you should pay close attention to news reports about potential rate changes. This will help you determine the best time to purchase and whether you want to lock in a 30-year fixed mortgage or another mortgage product.

  3. Get Pre-Approved
Sellers are eager to wrap things up quickly during the holiday season. Getting pre-approved for a mortgage will give you leverage at the negotiating table. For sellers, it shows that you are serious about making the purchase and that you have the ability to seal the deal. On your end, it also helps simplify your search and help you plan for the monthly payments.

  4. Shop Early
While everyone else is getting ready for Black Friday sales, spend your time searching out the perfect property for your family. The thousands you can save in property prices far outweigh the deals and discounts offered by retailers. Our real estate agents can help you find a home in Henrico that fulfills your vision as the perfect setting to celebrate the holidays with family and friends. The sooner you start, the sooner you can move into your new home.

  5. Talk to Your Accountant
Homeownership offers some significant tax advantages. These include deducting mortgage interest. Of course, it is a two-sided coin and you will also be liable for property taxes. Purchasing a home will have a considerable impact on your tax liability. You will want to discuss this beforehand with your accountant so that you know exactly what to expect when the ink dries on the contract.

  6. Bring Your Imagination
It is easy to see the beauty of a home in the spring and summer. It's not so easy during the fall and winter. When searching for properties during the holiday season in Henrico, you will need to imagine and envision what the home and landscape look like when the flowers are in bloom and the trees are lush and green.

  7. Use Your Vacation Time
Do you have a week or two of vacation time saved up? As things slow down at the office, now is the time to make the most of them. You can use your vacation days to scout neighborhoods, view properties, and seal the deal with the lawyers and bankers.

When visions of new homes replace the sugarplums and fairies in your dreams, Napier ERA Real Estate can help you make your home ownership dreams a reality. Contact us to start searching for homes for sale in Henrico this holiday season and to learn more about our services.

Napier Teams Up With Tech for Troops

Your "trash" could be a veteran's treasure. This week, Napier ERA is teaming up with Tech for Troops to gather used electronics to be given to veterans and their families. They'll even securely erase all your data using D.O.D. approved security measures so you don't have to worry about it. Old laptops, phones, tablets, PCs, etc. Only things we can't take are printers, scanners, old CRT/glass monitors and cracked LCD screens.

You may drop off your old equipment at any of the four Napier office locations, in Glen Allen, Midlothian, Powhatan or Colonial Heights starting Monday and continuing through Friday.

Give that tablet, laptop, or cell phone a new lease on life while helping a veteran succeed.

Thanksgiving Day Turkey Trots for Central Virginia Families

Central Virginia Turkey Trots Family Fun
The Thanksgiving "turkey trot" is an annual tradition our real estate agents love – and we're not the only ones. Plenty of area families sign up for a turkey trot each year. It's a great way to earn that extra slice of pumpkin pie! Luckily, there are plenty of options across the Richmond area.

The turkey trot is the most popular racing trend in America. In 2015, Thanksgiving became the single busiest day of the whole year to run a race, finally unseating the Fourth of July. Believe it or not, the turkey trot tradition goes all the way back to 1896.

That's right – 1896!

The first turkey trot ever took place in Buffalo, New York and was hosted by the local YMCA. While there were only six participants in that original race, today's turkey trots attract hundreds!

  • Colonial Heights Virginia Chamber of Commerce 2018 Turkey Trot  3600 Conduit Road, Colonial Heights, VA 23834
The Colonial Heights Turkey Trot will take you past some of the best Colonial Heights homes for sale as you get started in a brilliant new tradition. That's right: This is only the 2nd annual event, but the first had an astounding 1,100 participants. Each racer's registration will provide $5 to help local schools be the best they can be.

  • Turkey Trot 13.1 M/10k/5k/1k Richmond Remote
Celebrate Thanksgiving Day with a remote run.  A remote run is not a traditional turkey trot, but physical activity is involved. It's a race without competition jitters, other runners, and a racing route that doesn't make sense.  You choose the distance--Half Marathon/10k/5k/1k/your own distance, and location--it doesn't have to be near one of our homes for sale in Richmond. I can be a local park, beach, stadium, gym, favorite place, treadmill--it's up to you.

  • SPC Turkey Waddle 5K Run & Walk – Salisbury Presbyterian Church, Midlothian, VA 23113
An annual tradition, the SPC Turkey Waddle 5K Run & Walk is right in the neighborhood of top Midlothian homes for sale. Organized by the Salisbury Presbyterian Church, this run in the heart of Richmond takes place on Thanksgiving Day, November 22. It's fun for the whole family. Participants of all skill levels are invited to this truly enjoyable family get-together.

  • Wegmans Turkey Trot 10K – University of Richmond - Tyler Haynes Commons, 28 Westhampton Way, Richmond, VA 23173
The Wegmans Turkey Trot is one of the biggest events of its kind here in Virginia. Sponsored by one of the area's most beloved grocery stores, it has been running for 41 years now. It boasts a limit of 1,600 participants, which typically sells out every single year. In addition to the 10K road race, there's also a children's fun run – all within the lovely University of Richmond campus.

  • West End Orthodontics Turkey Trot – Glen Allen Community Center, 10800 Brookley Rd, Glen Allen, VA 23060
If you're looking for a way to help others in your community while having a unique racing experience, the West End Orthodontics Turkey Trot is for you. It benefits We Heart Harlie and Friends, a nonprofit dedicated to helping families of children with extensive medical needs meet their financial obligations and maintain treatment. The event takes the form of a 4-mile Turkey Trot through the West End, the first local trot of its kind to be chip-timed. Participants will engage in two loops of the 2-mile course before completion. After the race, refreshments will be available including light snacks and beer. Don't forget to slow down and check out Glen Allen homes for sale, too!
